Sex sells. Just ask Denise Richards.
In E! News' exclusive sneak peek at Million Dollar Listing Los Angeles' Sept. 4 episode,Fastexy the Wild Things star is stripping down to help BFF Josh Flagg sell a home.
The teaser opens with The Real Housewives of Beverly Hills alum arriving to a palatial property in a sexy swimsuit and sheer black cover-up to find the real estate agent and a camera crew waiting by the pool.
"Where's your bathing suit?" Denise asks Josh. "What the f--k? You're not wearing a bathing suit?"
However, Josh explains the commercial their shooting to sell the mansion requires the real estate agent to wear his usual suit and tie.
As for why Josh enlisted the actress' help?
"You may wonder, 'Why would Denise Richards drive all the way to Pasadena and make a cameo in my video wearing just a bathing suit?'" Josh, who split from husband Bobby Boyd in 2022, explains in a confessional. "Well, that's what best friends do for each other. She's beautiful, she's gorgeous, she's funny. We swap horror stories about our ex-husbands. And I thought my marriage was dysfunctional."
(ICYMI, Denise filed for divorce from Charlie Sheen in 2005 while pregnant with their second child. Though she was granted a restraining order at the time, the two are now on better terms.)
Denise then reclines on a lounge chair before noticing her chic sunglasses are dirty.
"Wait, hold on, can someone wipe them real fast?" she asks a crewmember. "I don't care if you use your underwear, just wipe them."
After calling "action," Josh says to the camera, "And what's better than hanging poolside with a hot babe or good friend? Or both in this case."
The sizzling shoot even has Josh sweating.
"You know, I am gay," he notes in a confessional, "but if I was to be straight, I'd be with Denise Richards. Wild Things, that threesome definitely had me very confused."
See if Josh can sell the property when Million Dollar Listing Los Angeles airs Wednesday at 9 p.m. on Bravo.
